When looking for new homes, home buyers sometimes have the misconception that going to a builder without a real estate agent will give them a better deal. In nearly every case, this isn't true. So the first thing, use an agent....it will end up saving you time and money. The second thing is to look for Spec Homes or Speculation homes which were built by the builder who was speculating these homes would sell. If a builder has a completed home on the ground, they need to sell this one before they can continue building homes. Large builders will tend to build up to 15-20 spec homes in an average neighborhood, so this opens up a lot of opportunity.....it just comes down to timing.
Builders also become very negotiable in December when they are needing to clear out some inventory for the new year. This also provides some tax benefit for them. If it works out for you, you'll see some great benefits for a December closing.

I was looking to move to Austin and I knew nothing about buying a home--I'm a landscapper for goodness sakes. Anyway, I found a mortgage broker (that's a new word for me!) and they helped alot. They did a compare rate for the different types of rates. They were nice enough.

I also made my first real estate deal a month before.
It was a new thing to me. As my friend said it to do i did it. I was not pretty confident about the profit in this field but i recently made my real estate deals and im quite pleased by it. |
