Make sure to ad as much detail about the house as possible. You should also consider adding a second sheet with all of the upgrades/additions you have put into the home with their approximate completion date.
You should advertise on the flyer whether or not you are willing to work with Buyer's agents. This will save you several calls from agents asking this question. Make sure to include contact information including email, but do not include any information which you do not want public.
